What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like closets, entryways, and pantries. They may sketch out the property. Then, the appraiser writes up a report and a more detailed sketch showing the total square footage of the home and the general layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services necessary?

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you have! Unless a certified appraiser has recently performed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Area is one of the biggest factors potential buyers examine when purchasing a home — but since these values are frequently estimated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of the property as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your property is to refer to a recent appraisal or home measurement service completed by an appraiser (after any remodeling that might have affected square footage).
